March Property Market Update and Ku-ring-gai Council Residents
As we near the end of March, there has been a slight slowing in the property market. The Ku-ring-gai area has seen key developments in the property planning sector with the announcement of the NSW Government’s Low to Mid Rise Housing Policy and the opportunity of community thought on the Transport Orientated Development Plan (TOD). This week’s market wrap will provide an insight into the Sydney property market, as well as highlighting key events in our community such as the Bobbin Head Cycle Classic ride and fundraiser scheduled for the 30th of March.
Sydney Property Market Insights
For the week ending March 16, 2025, CoreLogic reported that 893 properties were taken to auction across Sydney. The auction clearance rate stood at 64.3%, showing a slight decrease of 0.2% from the previous fortnight’s results. The North Sydney to Hornsby sub-region had an auction clearance rate of 61.2% with 136 properties going to auction.
In the week ending March 23, 2025, 832 auctions were scheduled in Sydney. In comparison to this time last year, 1199 properties were auctioned.
The Daily Home Value index is designed to track daily changes in the value of housing markets across Australia. The Daily Home Value Index percentage change year-on-year for all dwellings in Sydney has increased by 0.8%.

Updates for Ku-ring-gai Council Area Residents
Council Housing Initiatives
In the Ku-ring-gai council meeting held on March 18, 2025, decisions were made regarding two major housing initiatives.
- Transport Orientated Development (TOD)
The first key decision was made in relation to the Transport Orientated Development (TOD) precincts affecting the Roseville to Gordon area. A public forum meeting will be held on 31 March 2025 to allow community review of the council’s report that will be released on 25 March 2025. If you are interested in attending, you can register online on the Ku-ring-gai Council website. - Dual Occupancy Development Minimum Land Size Requirements
In relation to the development of dual occupancy developments in low-density residential zones, a minimum lot size of 1,015 sq/m will be required. This decision is still pending approval from the NSW Government but aims to strike a balance between preservice the local area’s character and increasing housing supply. If approved, the new rule will take affect by mid-2025 and apply to areas located more than 800m from Ku-ring-gai rail stations (excluding Warrawee and St Ives).
Economic Update
RBA Announcement of $5 Banknote Theme
On Monday 17 March 2025 the Reserve Bank of Australia (RBA) announced the theme for the updated $5 banknote. The new design will honour First Nations peoples’ inextricable connection to Country both emotionally, spiritually and physically.
Prior to the announcement of the chosen theme, over 2,100 theme submissions were received from the community during the consultation stage.
The updated $5 banknote will continue to feature the Australian parliament house on one side and a new design created by a First Nations artist on the other that embodies the new theme.

Update – 2025 Ravenswood Australian Women’s Art Prize
The Marshall Group is a proud gold community partner of The Ravenswood Australian Women’s Art Prize which aims ‘to advance art and opportunity for emerging and established women artists in Australia. It is the highest-value professional artist prize for women in Australia’.
The prize categories for the event include professional artist prize, emerging artist prize, and the indigenous emerging artist prize, as well as a people’s choice award.
The finalists will be announced on Thursday 8 May this year. The opening night and opportunity to purchase artworks will be on Friday 20 June 2025, with the finalist exhibition running until Wednesday 6 July 2025.
