Fortnightly Market Wrap 7th September – Spring is Here: Market Trends and Garden Tips

The spring season is a popular time in the real estate market for both buyers and sellers. This season presents the favourable benefits of having a garden in full bloom, as well as achieving settlement before the Christmas holiday rush. CoreLogic data indicates that, over the past decade, sales volumes in Sydney have risen by an average of 10.4%, and new listings have increased by 20.3% as winter transitions to spring.

Sydney Property Listings:

The first week of spring has started with a slight downturn in auction activity across Australia’s capital cities. In Sydney, auctions scheduled were down 6.2% week-on-week and were 2.7% lower compared to last year.  For the week ending September 1, 2024, CoreLogic reported Sydney auction clearance rate of 65.3%. The North Sydney to Hornsby sub-area maintained a robust clearance rate of 72.3%, despite a slight 5% dip from the previous fortnight.  Sydney’s residential property values continue to trend positively, with a 0.3% increase over the past month and a year-to-date growth of 3.2%.

Landscaping Trends to Spruce Up Your Garden:

Spring is an ideal time to rejuvenate your outdoor spaces. Here are some prominent landscaping trends for 2024:

  1. Garden to Table

The integration of kitchen gardens is increasingly popular, offering numerous benefits for lifestyle and wellbeing. This trend not only promotes family engagement through planting, nurturing, and harvesting but also aligns with a growing interest in sustainable living. With the weather getting warmer, it’s the perfect moment to plant herbs, fruit trees, and vibrant flowers.

  1. Transitional Zones

The concept of transitional zones, which seamlessly blend indoor and outdoor living spaces, is gaining traction. Outdoor kitchens, featuring elements such as pizza ovens, barbecues, storage benches, sinks, prep stations, and refrigerators, are becoming a sought-after addition for homeowners seeking versatile and functional alfresco dining spaces.

  1. Eco-Friendly Outdoor Spaces

There is a notable increase in the adoption of eco-friendly gardening practices and design. This includes the incorporation of native plants and rainwater tanks. The local community Ku-ring-gai Wildflower Garden Nursery offers resources and native plant lists to assist homeowners in selecting plants suited to their environment.

The Marshall Group Specific Data Insights
