Sydney Property Market Insights
As we step into 2025, the Australian housing market faces a shifting economic landscape. CoreLogic notes that while inflation is easing and interest rate cuts are expected, their direct impact on home values and transaction volumes might be limited. Changes in lending policies, such as potential adjustments to borrowing capacities, will play a significant role in shaping the market this year.
Despite an anticipated rise in unemployment (with predictions of it reaching 4.5% by the end of 2025), lower inflation should help boost real incomes for those with stable employment, offsetting any major impacts on housing values. Residential construction is expected to remain subdued due to high costs and slow approval rates. However, as the pressures of inflation and interest rates ease, the real estate market is expected to see a rebound.
For the week ending 19 January 2025, CoreLogic recorded Sydney auction clearance rate at 52.7%, with 55 auctions held. Of these, 6 properties sold prior to auction, 21 sold under the hammer, 2 sold post-auction, and 5 were withdrawn. As the school year begins and Lunar New Year celebrations conclude, we anticipate a rise in auction activity and clearance rates across Sydney.
The Marshall Group Specific Insights
Attendance at The Marshall Group’s open homes has been strong in early January. At present, The Marshall Group has 62 listings on the market, with fresh properties being added regularly. Between 2024 and 2025, we successfully sold 190 properties, achieving close to $0.5 Billion in sales.

For 2025, we’re seeing a resurgence of retro vintage aesthetics, with a modern take on 1970s-inspired colours. Landscape Design Trends
Outdoor living continues to be a major selling point for buyers, offering both practical and aesthetic advantages. As more people seek to expand their living spaces, well-designed outdoor areas such as patios, gardens, and outdoor kitchens are being seen as extensions of the home. Additional, landscape trends that are predicted to be prominent in 2025 include the use of native plants, curved garden designs to create a relaxing flow, organic materials, and wildflower gardens that provide vibrant colour throughout the year.

Lunar New Year, also known as the Spring Festival or Chinese New Year, marks the start of the Chinese lunisolar calendar. This year, we welcome the Year of the Snake, with celebrations running from 29 January to 16 February. It’s a time for community, reflection, and optimism for the year ahead.
Sydney’s festivities include parades, lantern exhibitions, dragon boat races, dance performances in Darling Quarter, and vibrant food markets throughout the city.
