Between ongoing speculation around future interest rate movements, continued conflict in the Middle East and its impact on inflation and fuel prices, and the implementation of new Federal Government policy, uncertainty has become the dominant economic theme as we move through winter.
Yet, as is often the case in real estate, the headlines only tell part of the story.
Here on the Upper North Shore, buyers are still buying, sellers are still selling, and quality homes continue to achieve outstanding results. The difference today is not demand—it is discernment. Our latest market intelligence provides a valuable snapshot of what's really happening across the Upper North Shore.
Over the 14-day reporting period we recorded the following across the region:
30 new listings entered the market.
42 properties sold, resulting in a net reduction of 12 properties before withdrawn campaigns are considered.
Perhaps the most encouraging statistic is that sales continued to outpace new supply.
Despite ongoing economic uncertainty, buyers are continuing to absorb available stock. While campaigns are requiring greater refinement, the underlying level of buyer demand remains encouraging.
The Market is Searching for Confidence
One of the defining characteristics of today's market is that buyers are no longer rushing to make decisions.
Instead, they are comparing more properties, undertaking greater due diligence and negotiating with confidence before committing.
That isn't necessarily a negative.
In fact, markets like this often produce stronger long-term outcomes because buyers and sellers arrive at decisions based on value rather than emotion.
For vendors, however, the margin for error has narrowed.
Campaigns that launch with realistic pricing, exceptional presentation and clear positioning are continuing to attract strong enquiry.
Those that enter the market with aspirational pricing are finding buyers far less willing to engage.
The market isn't demanding lower prices—it is demanding greater alignment between expectation and reality.
Auction Conditions Continue to Evolve
Auction conditions across Sydney remain challenging, with clearance rates continuing to soften through late June and early July.
Recent market data reported 645 scheduled Sydney auctions returning a 47% preliminary clearance rate, while average buyer registrations remained subdued.
Those figures paint part of the picture.
The more important story is how buyers are choosing to purchase.
Rather than waiting for auction day, we continue to see many successful transactions occurring:
before auction
immediately following auction
through private negotiation
after extended buyer engagement.
Auction remains one of the strongest methods of sale available, particularly for quality homes.
What has changed is that successful campaigns now rely less on auction-day theatre and far more on the work undertaken throughout the campaign.

While auction conditions remain difficult across Sydney, exceptional results are still being achieved.
On Saturday 27 June, just five properties sold under the hammer across all agencies operating throughout the Upper North Shore.
Three of those five successful auction sales were achieved by The Marshall Group.
In a market where competition is harder to generate and buyer confidence must be carefully nurtured, this was an outstanding result.
