On June 5, Ku-ring-gai Council approved the adoption of an alternative Transport-Oriented Development (TOD) planning policy, which aims to offer greater protection for heritage properties, tree canopies, and building height limits within the region. Sydney Property Market InsightsAs we approach the end of June, we’re seeing a slight decline in auction activity, which is common in the winter months. For the week ending 15 June 2025, Cotality (previously CoreLogic) reported 829 properties went to auction in the Sydney region, achieving a clearance rate of 65.6%. In the North Sydney to Hornsby sub-region, 114 properties went to auction with a clearance rate of 70.2%, indicating a surprising increase in both supply and demand for the sub-region compared to this time last month.
However, looking ahead, the market is expected to cool slightly, in line with seasonal trends. Only 730 properties are scheduled for auction in Sydney for the week ending June 22, 2025. This seasonal dip presents a perfect opportunity for potential sellers to refresh and prepare their properties for a stronger Spring market.
