With the warmer weather returning, the property market is slowly heating up too, with 1,760 properties going under the hammer across the combined capitals for the week ending 4th October 2025.

In this fortnight’s market wrap, we’ll unpack the latest property market insights and highlight an easy upgrade that could increase your home’s value by 2.7% in comparison to comparable properties.

According to a recent Cotality study, homes equipped with solar power systems are not only more energy-efficient—they’re also worth an average of 2.7% more than comparable homes without solar. That’s an estimated $23,100 increase in value for the average property.

With around 70% of Australian homes rated below 4 stars for energy efficiency and energy costs rising, buyers are actively seeking properties with long-term energy savings. The Clean Energy Council reports that installing rooftop solar can save households up to $1,500 annually on energy bills, a saving which can be doubled if battery storage is installed too.

To assist home owners, the Australian Government supports solar adoption through programs like:

Small-scale Renewable Energy Scheme (SRES)

Cheaper Home Batteries Program

These initiatives include rebates, loans, and subsidies, making solar a smart investment for both sustainability and resale value.

Sales Market Snapshot

Cotality reported, 1,171 properties went to auction across Sydney for the week ending 28 September 2025, with a preliminary 73.5% clearance rate. Cotality reported this was the busiest auction week since mid-April this year.

In our local North Sydney to Hornsby sub-region,141 properties went under the hammer for the week ending 28 September 2025, with an auction clearance rate of 61%.

With the Labor Day/King’s Birthday long weekend on the horizon, auction volumes are predicted dip slightly, with an estimated 2,000 properties forecasted to go to auction across Australia for the week ending 5 October 2025.

Dress for Success Clothing Donations – The Ku-ring-gai Council has partnered with the not-for-profit organisation Dress for Success to empower women in their employment and financial independence journey. The council is encouraging people to donate professional attire to support this cause. Donation drop-off locations include Gordon Library, Lindfield Library, Turramurra Library, and Ku-ring-gai Neighbourhood Centre. For more information visit the council website.

Ecoscapes Art Exhibition – This free art exhibition celebrates the work of local artists in depicting the charm of the landscapes in our local area. To see the exhibition visit Ku-ring-gai Art Centre, 3 Recreation Avenue, Roseville between 9:00am-4:00pm.

Tai Chi Classes for Beginners – At just $22 per class, you can learn Tai Chi from experienced martial arts instructors. Sessions run on Mondays between 7:30-8:30pm at the St Ives Community Centre, Memorial Avenue, St Ives.

Ping Pong Competition – For those aged 12-18 head on down to the Gordon Library Meeting Room 2, 799 Pacific Highway, Gordon on Thursday 2 October (2:30pm-5:30pm) to engage in a friendly ping pong competition (Cost $5).

202 Ku-ring-gai Sculpture Trail – This free sculpture exhibition consisting of over 40 sculptures is in the Ku-ring-gai Wildflower Garden and will run from 6 September to 6 October. All the sculptures are made from recycled materials and is a great display of sustainable art.

Ku-ring-gai Spring Twilight Concert – Celebrate hits from the 60s and 80s at Wahroonga Park from 5pm on Saturday 18 October 2025
