The TOD has been one of the most significant planning considerations influencing the Ku-ring-gai market over the past two years. In a major update the NSW State Government has approved Ku-ring-gai Council’s alternative TOD plan.

This decision by the State Government provides welcome certainty for residents and developers alike.

For the Ku-ring-gai Council’s efforts in developing this alternative plan, they won the 2025 PIA NSW Award for Planning Excellence.

Another recommendation is to install outdoor lighting or lanterns to create a soft ambiance in the twilight hours. To align with the festive merriment of the season, add pops of colour such as yellows and blues to your outdoor area. This can be achieved though table settings, cushions and glassware.

Preparing your Home for the Fire Season

The North Shore’s leafy landscape is beautiful – but it also increases bushfire risk. With summer approaching, it’s essential to ensure your property is well prepared.

Here are some maintenance tips from the NSW Rural Fire Services (RFS):

Clear your gutters of leaves and twigs

Install metal gutter guards

Repair damaged or missing tiles on the roof

Install fine metal mesh screens on windows and doors

Fit seals around doors and windows to eliminate gaps

Enclose the areas under the house

Repair or cover gaps in external walls

Attach a fire sprinkler system to gutters

Keep lawns short and gardens well maintained

Cut back trees and shrubs overhanging buildings

Clean up fallen leaves, twigs and debris around the property

Have hoses long enough to reach around your house

If you have a pool. Tank or dam, put a Statis Water Supply (SWS) sign on your property entrance, so firefighters know where they can get water

Check and maintain adequate levels of home and contents insurance. Ensure it is up to date.

Sydney Property Market Insights

Sydney Market Snapshot
1,136 homes went to auction in Sydney, for the week ending 23 November 2025, a 7.9% reduction relative to the week prior. The preliminary clearance rate eased back to 68.5%, a 2.3 percentage point reduction from the week prior.

There were 2,988 homes taken to auction across the combined capitals last week, with most of the capitals hosting fewer auction events compared to the previous week. The volume of auctions is set to bounce back to around 3,440 this week. If they all proceed, this week is shaping up to be the biggest week of auctions since the last week of March in 2024.

In the North Sydney to Hornsby sub-region,170 properties went under the hammer in the week ending 23 November 2025, with a preliminary clearance rate of 58.7%.
