As we edge closer to the season of Spring, the property market is heating up with positive auction clearance rates and forecasted auction numbers on the rise. Total Number of New Loan Commitments

Number of new loan commitments rose by 1.9%

Number of new owner occupier loan commitments rose by 0.9%

Number of new investor loan commitments rose by 3.5%

Number of new owner occupier first home buyer loan commitments rose by 1.7%

Total Value of New Loan Commitments

Value of new loan commitments rose by 2.0%

Value of new owner occupier loan commitments rose by 2.4%

Value of new investor loan commitments rose by 1.4%

Value of new owner occupier first home buyer loan commitments rose by 5.7%

Monetary Policy Decision
On August 12, 2025, the Monetary Policy Board made the unanimous decision to lower the cash rate target by 25 basis points to 3.6%, making a total reduction of 75 basis points this year. This decision reflects the continued moderation in inflation, with trimmed mean inflation falling to 2.7% and headline inflation to 2.1%, both in line with forecasted expectations for this year.

Design Inspiration – Kids’ Bedroom

Sunday August 10, 2025, marked the room reveals of The Block 2025 kids’ bedroom week. The contestants brought a vibrant showcase of creativity, personality, and practical design to their final delivery of not one but two kid’s bedrooms each for an estimated budget of $15,000.

The design of a kids’ bedroom plays a critical role in helping potential buyers emotionally connect and envisage their family living in the home. Thoughtful touches like age-appropriate décor, clever storage, and playful yet neutral styling can also highlight the room’s versatility, showing that it can grow with the child or be easily adapted for other uses.

The winners for kids’ bedroom week were contestants Britt and Taz who seamlessly achieved a mix of “personality with sophistication” through their modern country rooms. The winners were praised for their ability to align their colour pallet and design choices with features unique to the Dalesford area in which the property is located.  Taking inspiration from aspects specific to your property location such as colours, textures, nature, and prominent landmarks in the area can set your home apart at sale time from other styled properties.

Sydney Property Market Insights

Sales Market Snapshot
For the week ending 17 August, Cotality reported that 720 properties went to auction across the Sydney region, with a preliminary clearance rate of 75%.

In our local North Sydney to Hornsby sub-region, 91 properties went to auction with an impressive preliminary clearance rate of 75.4%. Looking ahead, as we edge closer to the start of Spring, 757 properties are scheduled for auction in Sydney for the week ending 17 August, this is a 36.2% increase on last week’s results. But this upswing in auction activity is expected to continue to rise with 2,040 homes currently scheduled to go to auction across the combined capitals for the week ending 24 August.

Rental Market Snapshot
In the rental market, over the past five years, rents have increased by 42.7% nationally. Sydney is the most expensive rental capital, with a median weekly rental value at $796 as of June this year. According to Cotality, the disproportionate increase of rents to wages have seen the portion of pre-tax income going towards rental payments rise from 26% in June 2020 to 33% in December 2024. In the rental market, the low availability of properties has also been a prominent factor. Over the month of June, Cotality recorded only 100,000 rental listings nationally, 23% below the previous five-year average.
