Market Update Edition 14

This winter season has brought high auction clearance rates and off market opportunities, demonstrating strong buyer demand. For this week’s market wrap, we’ll unpack what’s happening in the Sydney property market, and explore how professional photography and styling can elevate your property’s selling potential.

From First Glance to Final Offer -
Why professional Styling and Photography Matter?

When it comes to selling a home, often your first showing doesn’t happen at the open home—it happens online. In a digital-first property market, compelling visuals can mean the difference between a listing that lingers and one that gets snapped up fast.

Here’s why investing in professional photography and styling gives you a competitive edge.

Over 90% of buyers start their home search online, scrolling through countless listings at lightning speed. With less than 7 seconds to catch a viewer’s attention, quality photos and styling act as a visual hook for buyers. But to get buyers to move from attention to interest, interest to desire, and desire to action, you need to create a compelling story through images.

Professional photographers and stylists know how to create this story through:

Using lighting to enhance the natural features and mood of the property

Capturing the potential use for spaces, helping the buyer to envision the lifestyle of living at the property

Highlighting key architectural details that add value and character to your home

Framing shots that evoke emotion and an aspirational lifestyle

Maximising layout by strategically placing furniture and decluttering spaces to make rooms appear larger and more functional

Professional styling and photography provides more than just perceptual value; it creates financial returns for sellers too. The result? More inquiries, more groups at open homes, shorter time on the market, and higher final sale prices.

Styling your home for sale is all about creating spaces that feels inviting, spacious, and aspirational to potential buyers. Here’s a curated list of effective styling techniques that you can do to help your property stand out and sell faster for more:

Incorporate fresh flowers or greenery to brighten rooms and add vibrancy

Deep clean carpets, windows, and fixtures for a polished look

Float furniture away from walls to create better flow and openness

Create a consistent colour palette throughout the home to unify spaces

Enhance curb appeal with tidy landscaping, fresh mulch, and fresh paint

Paint fences or exterior accents in dark tones to make greenery pop

Open blinds and use sheer curtains to let in natural light

Add mirrors to reflect light and amplify space
