Market Update Edition 1 2026

It’s been a busy start to the year across the Ku-ring-gai region. After the typical summer lull, the market kicked back into gear in February with a notable surge in new listings. While the RBA’s move to a 3.85% cash rate in February introduced some caution, the local market remains resilient, driven by the perennial North Shore appeal of great schools and larger blocks.

The Auction Arena

The Golden Quarter started strong, though we’ve seen a shift toward a more balanced market as the weeks have progressed.

Clearance Rates: We saw a peak of 71% in early February as pent-up demand met fresh stock. However, as volume increased through March, the clearance rate has settled into a steady 63%–66% range.

Average Days on Market: Quality homes are still moving relatively quickly. On average, houses in the Ku-ring-gai area are spending approximately 28–32 days on the market. In highly sought-after pockets like Wahroonga and Lindfield, turnkey family homes are often snapped up even faster.

Key Market Trends to Watch

A Two-Speed Market: Properties under the $2 million mark remain highly competitive. In the premium bracket (above $4M), buyers are being more selective and taking longer to commit.

The Stock Surge: February saw record-high new listing volumes. This is great news for buyers who finally have more choice, though it means vendors need a sharp presentation strategy.

Rental Resilience: Vacancy rates remain at record lows (around 0.8%), with strong demand continuing for both houses and modern apartments near transport hubs.

The frenzy of previous years has been replaced by a more stable environment. Sellers who are realistic with their expectations are seeing great results, while buyers are enjoying a bit more breathing room than they had 12 months ago.
