Warm Up Your Winter: Guide to Choosing thePerfect Fireplace
The winter season conjures images of frosty mornings, rich hot chocolates, weekend getaways to the snow – and, of course, curling up by a cosy fire. Choosing the right fireplace for your home, however, involves balancing style, function and budget. Here’s a quick guide to four popular types:
Wood FireplacePerfect for those who love the traditional aesthetic—complete with the comforting crackle of real flames. They create a warm ambience but require a chimney, making them better suited to new builds or extensive renovations. But be mindful of the high maintenance involved in chimney upkeep.
Electric FireplaceIdeal for quick installation with moderate heat output. Electric fireplaces are low-maintenance and don’t require a chimney or flue. However, they lack real flames and may not offer the same visual warmth or atmosphere.
Gas FireplaceA great middle ground—gas fireplaces offer real flames without smoke, and adjustable heat and flame settings. They can be installed on external walls and vented out through walls or ceilings. The downside – they require connection to a gas main and generally have a higher installation cost.
Ethanol FireplaceSleek and modern, ethanol fireplaces offer maximum flexibility with minimal installation considerations. They’re odourless, smoke-free, and don’t require venting. However, their low heat output means they’re best used for ambience rather than as a primary heat source.
Sydney Property Market Insights
Auction activity has softened slightly as winter sets in—consistent with long-standing seasonal trends. For the week ending 29 June 2025, Cotality reported 771 properties went to auction across the Sydney region, with a clearance rate of 67.2%. This marks a modest increase of 1.6% from the previous fortnight.
In our local North Sydney to Hornsby sub-region, 127 properties went under the hammer—13 more than the previous fortnight. However, clearance rates dropped to 59.8%, reflecting a 10.4% decrease, potentially indicating buyer hesitancy or pricing challenges.
Looking ahead, 733 properties were scheduled for auction in Sydney for the week ending 6 July 2025.
